Estimate your take-home from a Florida sale. Tweak the assumptions, then have Brenda's office send a broker-prepared net sheet tailored to your residence.
Estimate only. Actual figures vary by title fees, HOA estoppels, prorations, and negotiated terms. Florida doc-stamp is $7.00 per $1,000 statewide (~0.70%); Miami-Dade single-family is $6.00 per $1,000.
Brenda will personally send a tailored net sheet — title fees, HOA estoppels, prorations.

Pricing, timing, marketing, and net proceeds — the questions owners ask Brenda before taking a residence to market.
Start with a broker-prepared valuation that accounts for dock length and draft, seawall condition and permit history, bridge clearance to the ocean, lot width at the water, and closed waterfront comparables — not general neighborhood averages. From there the property is prepared and photographed (twilight, drone, and on-water angles), released pre-market to a vetted private-office network, then launched to the MLS and global syndication. Brenda personally manages showings, offers, and the inspection-to-wire process.
Architectural-grade stills, twilight and aerial cinematography, lifestyle video, floor plans, a dedicated property microsite, and print collateral — distributed through the MIAMI MLS, Mansion Global, WSJ.com, Robb Report, curated international press, targeted digital campaigns, and a private-office broker network spanning 40+ countries.
Off-market (pre-market) exposure protects privacy and tests pricing with qualified buyers before the days-on-market clock starts, which is useful for high-profile owners and untested price points. Full MLS exposure almost always produces the highest final price for standard luxury inventory. Most of Brenda's listings use a hybrid: 10–21 days of private-office circulation, then a full public launch.
Buyer demand peaks from November through April, when seasonal residents and international buyers are in market, so most luxury sellers aim to launch between late October and February. Summer listings still perform when inventory in the price band is thin — the right window depends on your building or street, not the calendar alone.
Full renovations rarely return their cost at the luxury level. Targeted work does: paint, lighting, landscaping, decluttering, and professional staging of primary living spaces. Brenda advises which items materially affect the price and which do not before any money is spent.
